Program Overview
JR Realty Partners LLC operates a tenant communication program for residential rental properties in Hampton Roads, Virginia. How consent is recorded: The tenant’s YES reply is logged in our property management system with timestamp, phone number, and message SID. Only tenants who reply YES receive further messages.
Consent Method 2: Tenant-Initiated Contact
Inbound Text Message Opt-In
Tenants may initiate contact by texting our property management number directly regarding maintenance, lease questions, or other property matters. Upon receiving the first inbound message from a tenant, the following auto-response is sent:

Consent Method 3: Lease Agreement Provision (New Leases)
SMS Consent Clause in New Lease Agreements
For all new lease agreements executed after April 2026, the following SMS communications consent clause is included in the lease:
COMMUNICATIONS CONSENT: By providing your phone number on this lease agreement, Tenant agrees to receive property management communications from the Landlord via SMS text message. Communications may include maintenance request updates, lease notifications, rent reminders, emergency property alerts, and general property management notices. Message and data rates may apply. Message frequency varies, typically 5-15 messages per month. Tenant may opt out at any time by replying STOP to any message. Reply HELP for assistance. Consent to receive text messages is not a condition of tenancy.
How consent is recorded: The signed lease agreement serves as the written record of consent, stored electronically in our property management system.
Opt-Out Process
Tenants can opt out at any time by replying STOP, UNSUBSCRIBE, CANCEL, END, or QUIT to any message. Upon opt-out, the following confirmation is sent immediately:
You have been unsubscribed from JR Realty Partners LLC messages. You will no longer receive texts from this number. Reply START to re-subscribe.
Opt-out requests are processed immediately. No further messages are sent after opt-out confirmation.
